    • Working on behalf of private fund to complete residential development and to sell 35 remaining units. 

    • Role involves CPC being responsible for the asset strategy direction, implementation and delivery. 

    • Appointing and overseeing team of contractors, engineers, architects solicitors and agents to ensure the delivery of the project. 

    • Responsible for working through compliance issues with the local authority to ensure fully compliant development. Issues included compliance with Planning Permission, Part V social and affordable housing, completion of common areas, agree planning contributions, release of development bond etc.

    • Responsible for the delivery of purpose built and purpose managed student housing developments in Dublin on behalf of Global Student Accommodation (GSA).

    • Role includes site identification and acquisition, development appraisals, due diligence, planning applications and project delivery

    • Example of this is a 400 bed project in Mill Street Dublin 8 which is currently awaiting a planning decision.

    • Mixed use property portfolio mainly consisting of significant assets in industrial estate in Co Kildare

    • Providing asset strategy

    • Overseeing appointment of team of agents, property managers, solitons, surveyors and architects. 

    • Ongoing asset management of the property.

    • Dealing with existing tenants within the development. 

    • Overseeing and approving sales of assets.

    • Dealing with substantial issues with the local authority including planning issues, planning contributions and enforcement issues.

    • Development of 7 houses being completed resulting in profitable scheme for private developer.

    • Asset management role overseeing the delivery of over 200 residential units in established scheme in north County Dublin.

    • Working on behalf of the funder and with the developer to complete the scheme and sell the remaining units over a 4 year period.

    • Initially we prepared the strategic plan and development and sales targets for the scheme.

    • We have an ongoing role in the project delivery including overseeing the development costs and the sales process for the completed units.

    • Roll also involves strategic advice on amending planning permissions as necessary.

Site for New Student Housing Scheme Acquired

At CPC we recently negotiated the acquisition of a 1.75 Acre site on Brunswick Street and Grangegorman for our retained clients Global Student accommodation.   This is the second large site acquisition in Dublin by GSA and follows  the recent grant of planning permission for a 400 bed student scheme on a site on Mill Street In Dublin 8.   The Brunswicke Street site is extremely well located directly adjacent to the new Dublin Institute of Technology Campus at Grangegorman and within a few minutes walk of the Smithfield Luas Stop.  It will also be close to the new Luas Intercity line which will open at Broadstone in 2017.  GSA expect to lodge a planning application for c 550 bedrooms over extensive ground floor retail accommodation in Novemeberof this year.

PP Secured for Student Scheme at Mill Street Dublin 8

As part of our specialist development role our clients Global Student Accommodation have just received a Decision to Grant Planning Permission for a 400 bedroom student housing scheme with some commercial accommodation at Mill Street Dublin 8.   The development will help address the sever under supply of student accommodation in Dublin.  The site is ideally positioned within 20 minutes walk of Trinity College and is ideally accessible to numerous bus routes.  The development will entail a €40 million investment in the Newmarket / Blackpitts area and in addition to the student housing will also include the restoration of a listed town house at No 10 Mill Street and the development of a free standing office block.
